SBA 504 Loan Interest Rates
Official monthly SBA 504 effective interest rate tables can be found at Eagle Compliance LLC. 25- and 20-year term loans fund every month; 10-year term loans fund every other month. Effective interest rates are inclusive of servicing fees, which are subject to credit risk of the applicant.

The FY 2006 rankings are out, and Florida First Capital is the #1 SBA Certified Development Company (CDC) by loan-dollar volume in Florida. The 504 loan program offers a unique proposition for small business owners, and all 504 loans are completed in partnership with private-sector lenders. In many cases, borrowers receive 90 percent financing for commercial real estate projects that typically require higher down payments when financing through the private sector alone. The program is not subsidized by the federal government, so it is offered at no cost to taxpayers. Funds for the loans are obtained through the private bond market, and the maximum loan amounts are higher than any other SBA program.
